Project Overview
Facility: Parmer Gateway Apartments and Ridge at East Village
Location: Austin, Texas
General contractor: Bartlett Cocke
Architect: Kelly Grossman

Project Summary
Bartlett Cocke was managing the construction of two multifamily complexes in Texas: Parmer Gateway Apartments and the Ridge at East Village. They contracted with Nettles to install gypsum underlayment with sound mat, as well as elevated concrete for both structures.

The Problem
Both complexes were sizable new construction projects. Ridge at East Village consists of 9 garden-style buildings, and Parmer Gateway has 2 wrap-style buildings. In total, over 400,000 square feet of gypsum underlayment needed to be poured, along with 78,000 square feet of elevated concrete over balconies and breezeways.
The client also had an expedited construction schedule to ensure the complexes were operational and could be leased in a timely manner.

The Nettles Solution
To meet the client’s construction schedule, Nettles deployed two separate crews to handle the underlayment and the elevated concrete. By coordinating the concurrent work, we were able to complete both projects on time.
The Nettles team completed work on the Ridge at East Village in December 2024, pouring the underlayment and elevated concrete for all nine buildings in the span of only nine months.
Parmer Gateway apartments was completed in January 2025, after six months of work.
